Residential home prices continue to climb in Saskatchewan

The benchmark price of a home in the city of Prince Albert is continuing a months long trend of increasing.

Data released by the Saskatchewan Realtor Association for the month of April shows another eight per cent increase in the base price compared to a year ago. The value is now $265,600.

Sales continue to be strongest in the $100,000 to $300,000 range, although in 2025, the focus shifts to more homes sold starting at $200,000 and going to $300,000.

Supply has ticked up one per cent, with 3.5 months of supply available in the market.

A drop in sales to 36 homes sold in April is echoed in the number of new listings, also dropping to 39.

There were 125 homes for sale in the city in April, a drop of 11 per cent compared to April 2024.

The Sask Realtors Association releases numbers monthly and said that the number of new listings are down seven per cent.

Across the province, there were 1,470 home sales in April, a reduction, and the number of homes being listed dropped as well, but sales continue to hold significantly above the 10 year average. The trend has lasted for 22 consecutive months now.

That is a sign of market strength, according to the association.

“Our market continues to demonstrate remarkable resilience, with 22 straight months of sales outperforming long-term trends,” said Association CEO Chris Guérette. “Although sales decreased in April compared to last year, this isn’t a demand issue — it’s an inventory issue. The current inventory situation directly impacts our market’s ability to sustain even higher sales.”

Tight market conditions continue to drive higher home prices, as Saskatchewan’s residential benchmark price rose to a record-high $360,500 in April, up from $353,600 in March and more than 6 percent higher than April 2024.

“We’re pleased to see our market weathering both economic uncertainty and ongoing supply challenges,” Guérette added. “It remains a challenging time for prospective buyers, but we’re cautiously optimistic that the slight rise in inventory this month is a step in the right direction.”

Battleford – up 6.8 per cent to $266,100

Humboldt – up 11.6 per cent to $299.700

Jansen – up 23.8 per cent to $222,147

Meadow Lake – up 6.4 per cent to $295,700

Melfort – up 11.3 per cent to $260,600

North Battleford – up 6.9 per cent to $223,200
