Prince Albert benchmark home price jumps 11 per cent in July

Homeownership in Prince Albert is not getting any more affordable as the benchmark price of a home jumped another 11 per cent in July.

New listings in the city increased by 35 per cent over the same time last year, but sales also increased, with an inventory of 147 homes listed on Realtor.ca.

With the current pace of sales, that’s about three months of supply.

As the benchmark grows, the volume of sales has shifted to houses valued between $100,000 and $200,000.

The number of sales in 2025 in that price range now makes up the largest proportion of sales in Prince Albert, while at the same time last year, homes between $200,000 and $300,000 outsold the cheaper ones.

Slightly more homes in the $600,000 to $700,000 range sold this year compared to last year, and several houses over $700,000 sold in July.

At the start of 2020, the benchmark price in Prince Albert was $199,400, a significant difference from the $279,100 it sits at now.

A supply dropped, the price has increased.
