New hotel development permit in front of city council on Monday

Developers have submitted a permit application for a six-story hotel that would be built in The Yard.

Last year, then-mayor Greg Dionne revealed that the new hotel would be a Marriott.

The permit for discretionary use goes to council on Monday when they’ll hear from staff on a recommendation to approve it.

Last fall, council made changes to the land-use bylaw to allow for taller buildings in commercial zones, specifically to allow a six-story building.

The hotel would go next to the new alcohol sales business, The Yard Liquor, that is almost finished construction, directly south of the Lake Country Co-op Leisure Centre.

As conditions to approving the permit, the developer will need to sign a landscaping agreement and meet parking lot specifications. They have asked to reduce the number of stalls slightly as the building will share parking with the liquor store.

Council recently approved a tax incentive that seems to have paid off, in this case.

New commercial and multi-family buildings with more than five units receive a sliding scale of tax abatements, starting with 70 per cent in the first year and going down to 15 per cent in the fourth year. The fifth year is fully taxed.

The other hotel nearby opened a couple of years ago and pays about $270,000 annually in property taxes.
