Nipawin considers Creek and Riverside Development bylaw

The Town of Nipawin is pondering a bylaw that would help define any potential development along the riverbank and creek.

Chief Administrative Officer Michele Sorensen said the bylaw establishes clear development controls and requirements for that land along the Saskatchewan riverbank.

“It outlines what documentation, studies, and technical reports must be provided by developers prior to approval,” Sorensen explained. “The bylaw’s purpose is to ensure that any new development in these sensitive areas aligns with the Town’s long-term planning objectives, protects the natural environment, and that all appropriate due diligence is carried out before any construction occurs.

Sorensen said there has been interest in exploring opportunities for projects in the riverbank area.

The bylaw was introduced and given a first reading at this week’s council meeting. Sorensen said it will now be reviewed in detail at an upcoming Standing Committee meeting, where feedback or input will be considered. Following that review, the bylaw will proceed to second and third reading, and adoption.

Sorensen said the bylaw was brought forward as part of the Town of Nipawin’s long-range planning and was also a response to interest expressed by potential developers.

“The bylaw sets parameters such as technical and environmental study requirements, servicing and development agreements, construction conditions, public access and safety provisions, milestone timelines, inspections, and certifications,” Sorensen said.

She added that the bylaw will provide a clear and consistent framework for responsible development and ensure that growth aligns with Nipawin’s vision. Environmental and public considerations will also be addressed by the bylaw, along with ensuring that servicing, documentation, and approval processes are in place.
