City approves hotel permit, work begins in hours

After some discussion about parking concerns, Prince Albert city councillors affirmed their support for a new hotel in The Yard with their comments and a vote in favour.

It didn’t take long for work to begin, with the area fenced off and a contractor trailer on scene the next morning.

“I’m quite excited to see this development in The Yard,” said Coun. Blake Edwards. “It’s exactly what is needed up there. This area needs it, the city needs it.”

He and several other councillors said that despite some concerns about a reduction in the required parking spaces, all other businesses that operate in that area will benefit.

The plan to construct a Marriott Hotel in that area has been going on for months and recently, council passed an development incentive for a sliding scale of property taxes over five years.

“They want to break ground as soon as possible, preferably in 2025,” Community Development Manager Craig Guidinger told council Monday evening.

He was not wrong as the contractor was on site in less than a day.

Councillors spent some time discussing a concern about parking brought up by Lake Country Co-op, which owns the adjacent property.

The letter signed by CEO Tim Keller pointed out that they own multiple properties immediately next to the hotel/liquor store site.

“Insufficient parking spaces on that property will almost certainly lead to overflow into surrounding streets and private lots,” Keller said.

He was worried that would lead to congestion and create issues for any businesses Co-op has planned there. In the past, Keller has said they are planning a grocery store there.

The zoning bylaw allows for up to a fourth of the parking spaces in a development to not be built, depending on the situation.

“When you’ve got multiple uses on what property, is there an opportunity to share parking. In this case, we’ve got a liquor store and we’ve got a hotel,” Guidinger said.

The liquor store has 15 designated spots and the hotel will be closer to 100.

Guidinger said that depending on when the peak parking times are, the hotel guests could use the liquor store lots as they are on the same lot and have the same owner.

One of the things required of the hotel builders will be to analyze the peak parking times of both hotel and liquor store to make sure both can be accommodated.

Guidinger also said that they might be able to find places to add parking in hidden areas, that staff could use.
