Battleford council gives Country Estates subdivision the green light

Families hoping to enjoy country life without sacrificing the urban amenities may be interested in Battleford’s new Country Estates subdivision.

Town council approved a zoning bylaw amendment to allow for the large-lot acreage subdivision at its meeting Monday.

No one spoke at a public hearing for the proposed project so it is good to proceed.

Dean Kupchanko, owner of Battleford West Properties Ltd., said the subdivision will offer something unique for residents.

“It’s really like country living within the town of Battleford with all of the town’s services,” he said. “They are all quite large lots.”

From the project’s 33 lots, nine will be a half an acre in size, while the remaining ones will be one acre or larger. So far, prospective homeowners have put down deposits for 21 of the lots available. The total subdivision area for the project will be 45 acres.

Kupchanko also said there will be paved roads throughout the subdivision.

“We’re quite pleased with it,” he said. “It’s kind of been on the drawing board for a little while.”

He said almost 600 trees have been planted lining two sides of the subdivision.

Country Estates is the next phase of the Battleford West development project, located near Northcote Drive and Highway 40.

Construction for the new project will start next spring.

“We hope to turn it over to the lot owners by late August or September of next year,” Kupchanko said.
